Hardwood refinishing

Keep the floor you already own

Double N Services sands, stains and refinishes hardwood floors across Marietta and Metro Atlanta. If your boards are sound, refinishing brings a dull, scratched or dated floor back for a fraction of what replacing it would cost.

Most “worn-out” hardwood isn’t worn out. It’s the finish on top that’s gone: grayed, scratched, dulled in the walkways. Sand that away and there’s usually plenty of good wood underneath. We’ll tell you straight at the estimate whether your floor is a refinish or a replacement.

What we do

  • Full sand to bare wood to take out scratches, gray traffic lanes and old finish.
  • Stain or natural. Keep the color, refresh it, or change it completely.
  • Screen & coat for floors that only need a new top coat.
  • Dust containment. Doorways, cabinets and fixtures sealed in plastic, vacuums on the equipment.
  • Baseboard and trim work while the room is empty, if you want it.

Once we start

What happens on refinishing days

  1. Seal off

Plastic over doorways, cabinets and light fixtures before a sander is switched on.

  2. Sand to bare wood

Scratches, gray traffic lanes and the old finish come off. Vacuums run on the equipment.

  3. Stain or natural

Keep the color, refresh it, or change it completely.

  4. Finish coats

Several coats, with drying time in between. You’ll know in advance which days each room is closed.

Is it cheaper to refinish hardwood or replace it?

If the boards are sound, refinishing is almost always far less than replacing. You’re paying for labor and finish, not new wood.

Replacement makes sense when boards are cupped, rotted, badly water-damaged, or engineered with a top layer too thin to sand. We’ll tell you honestly which camp your floor is in at the free estimate.

How long does hardwood refinishing take?

Most residential refinishing runs a few days from first sanding to final coat.

The exact schedule depends on square footage, the number of coats, and drying time. We give you the day-by-day plan with your estimate: when you can walk on it in socks, and when furniture can go back.

Can you change the color of my floors?

Yes. Once the old finish is sanded off, we can stain the wood a different color or bring out the natural color with a clear finish.

Color looks different on every species and in every room’s light, so we’ll talk through options for your floor specifically.

How messy is sanding? What about the dust?

We seal the work area before we sand (plastic over doorways, cabinets and light fixtures) and run vacuums on the equipment as we go.

You can see it in our job photos below: kitchens wrapped, doorways sheeted, a vacuum on the line. No sanding is completely dust-free, but containment is the difference between a dusty room and a dusty house.

What is screen and coat?

Screen and coat is a lighter refresh: we buff (screen) the existing finish and apply a new top coat, without sanding down to bare wood.

It works when the finish is dull or lightly scratched but the wood itself isn’t worn through or stained. It’s quicker and costs less than a full refinish. We’ll tell you if your floor qualifies.

Do I need to move out during refinishing?

Usually not out of the house, but the rooms being refinished are off-limits until the finish has dried, so plan around kitchens and main walkways.

We’ll sequence the work around how you use the house and tell you exactly which areas are closed on which days.

Where we do hardwood refinishing: Marietta, Sandy Springs, Smyrna, Buford, Brookhaven, Kennesaw, East Cobb, Vinings, Roswell, Alpharetta, Dunwoody and the rest of Metro Atlanta. See the full service area.
